What concrete driveway replacement in Burbank involves
Most Burbank driveways that come out were poured decades ago, often four inches or less with little or no steel, on fill that was never compacted well. Replacement means removing the whole slab, not patching it: the base underneath is the part that failed. A new driveway goes back on a compacted gravel base with rebar held at mid-depth, sloped so water leaves the lot instead of running toward the garage door.
The shape of the lot decides the job. Postwar blocks west of Victory Boulevard often have a single driveway running the depth of the lot to a detached garage, so the slab is long and narrow and the truck may have to pump or wheel concrete to the back. Newer houses put a two-car garage at the front, which means a shorter, wider pad and more of the front yard in play. On the hillside streets the grade adds forming, more steel and sometimes a pump; the guide to concrete on Burbank hillside lots covers what changes there.

Burbank driveway prices for 2026
Burbank prices land between the San Fernando Valley and the foothills. constructlytools prices a standard reinforced driveway at $9 to $13 per square foot in Glendale and Burbank, against $8 to $12 for the flat Valley floor, because some lots slope and local contractors stay busy. Here is what that rate means for common Burbank layouts:
| Layout | Area | At $9 to $13 per sq ft |
|---|---|---|
| Single strip to a rear garage, 10 x 40 ft | 400 sq ft | $3,600 to $5,200 |
| Longer side strip, 10 x 70 ft | 700 sq ft | $6,300 to $9,100 |
| Two-car pad at the front, 20 x 22 ft | 440 sq ft | $3,960 to $5,720 |
| Deep side run to a back unit, 10 x 90 ft | 900 sq ft | $8,100 to $11,700 |

Area times the Glendale / Burbank row in constructlytools' 2026 Los Angeles guide (updated May 19, 2026). Removing the old slab adds $1.40 to $2.30 per sq ft; permits run $200 to $700 in the same guide. Planning ranges only; quotes vary by site.

Burbank's front-yard rules for driveways
A like-for-like replacement keeps the footprint you already have. A wider or reshaped driveway has to fit the zoning code, and Burbank's limits are tighter than most homeowners expect:
- Hardscape, including the driveway, may cover no more than 45 percent of the required front setback (BMC 10-1-603(G)(5)(a)).
- Curb openings on an R-1 lot add up to no more than 25 percent of the lot width, with no single driveway over 15 feet at the curb.
- Inside the front setback, a driveway serving a garage behind the house can be no wider than 20 feet.
- No paving alongside the driveway to make one continuous slab; a walkway next to it needs a planted buffer and a different surface.
- Circular drives are only allowed on lots 100 feet wide or more.
- The rest of the front setback that isn't hardscape has to be landscaped, and cars may park in the front yard only on the driveway.

Repair, resurface or replace?
Replacement is the answer when the slab is broken into loose pieces, panels have sunk or tipped, roots have pushed up an edge, or water pools against the garage. A driveway that is sound and level but worn, scaled or stained on top can often be resurfaced instead, and a few isolated cracks or one bad panel fall under concrete repair.
Roots near the street
Parkway trees belong to the City's right-of-way, and Burbank's Forestry crews do root pruning. If a street tree is lifting the apron or the end of the driveway, the sidewalk repair and street tree guide covers who to call before anyone cuts a root.

How a Burbank driveway replacement runs
- 1Look at the whole run
Length, width, slope, the garage floor height and the apron at the street. If the apron, curb or sidewalk is part of it, the Public Works permit and a DigAlert ticket come first.
- 2Saw-cut, break out, haul
The old slab is cut along a clean line so the new edge meets the garage, the walk and the apron neatly, then broken up and trucked away.
- 3Rebuild the base
Soft spots and old fill are dug out, the subgrade is shaped so water runs to the street or a planted area, and gravel base is compacted in layers.
- 4Form and set steel
Forms fix the edges and finished height. Rebar sits on chairs at mid-depth (constructlytools lists #4 bar at 18 inch centers as the LA norm).
- 5Pour, finish, joint
The concrete is placed, struck off and floated, broomed for grip, edged, and divided into panels with tooled or saw-cut control joints.
- 6Cure and return the car
Curing compound or water slows drying, which matters on a 90 degree Burbank afternoon. Foot traffic comes first; the drive-on date is on the quote.
Water is the other thing to plan for. Burbank gets about 14 inches of rain a year, most of it from December through March, and a driveway should carry it to the street or a planted area. A trench drain at the garage or a permeable driveway are options where the lot slopes the wrong way.
Toluca Lake and the rest of the area
The same work runs across Burbank and into Toluca Lake, where homes on the Los Angeles side of the line permit with the City of Los Angeles rather than Burbank.
